The House
A two-story lake house with three bedrooms — a king, two queen sofa-beds, and a pair of twins — sleeping up to eight. A big table to gather around for a pancake breakfast, a screened porch, an upstairs balcony over the water, and decks made for morning coffee and evening card games.
Romantic and unhurried, it was built for gathering — close enough to the Cooperstown area for a day out, far enough that all you hear at night is the water and the fire.
Inside
Warm wood, soft neutrals, and big windows that pull the lake indoors. Throw them open and let a gentle breeze move through the trees and over the water — comfortable places to read, gather, and do nothing at all, the kind of room that slows everyone down within an hour of arriving.
A full kitchen, plenty of seating, and beds enough that no one draws the short straw.
Where You'll Sleep
The primary bedroom opens through balcony doors to the lake — crisp white linens, a ceiling fan, and the sound of the water the first thing you hear each morning. Three bedrooms in all, sleeping up to eight, so everyone has a place to land.
The Screened Porch
A screened porch set right above the shoreline, framing the lake through the trees. Bug-free mornings with coffee, lazy afternoons with a book, and the kind of evenings where nobody wants to go inside.

Two docks, a real sand beach, kayaks ready to go, and a fire pit for the end of the day. No neighbors crowding in, no boat traffic — just a small, clean mountaintop lake and the people you brought with you.
